Residential Property Management

  • The beauty of Property Management by Lynch Estates is that at no stage will the tenant contact the Landlord directly. We will be the first point of contact for the tenant. We will endeavour to sort out the problem ourselves and if not we will call on our team of tradesmen who are all highly experienced in their line of work to carry out whatever work needs to be done in an efficient and professional manner to resolve the issue.
  • We rent every property as if it is our own and always maintain this ethos throughout the whole letting of the property.
  • We receive references from prospective tenants and companies while ensuring they meet the high standards that we require for our Landlords properties. We make sure that these references checkout and once we & the Landlord are satisfied with the references do we proceed with the drafting of the Lease Agreement.
  • The deposit and rent from the prospective tenant is then lodged into our client account.
  • We can hold on to the deposit on behalf of the Landlord or put it into the Landlords Bank A/C directly.
  • We will detail in a full inventory the exact contents of the property and obtain meter readings leading up to when the tenant is looking to move in. This detailed inventory is then included in the Lease.
  • We then prepare the Tenancy Agreement, if no Building Energy Rating certificate is available from the Landlord we will arrange for a fully qualified and insured Assessor to perform an assement on the property at a highly competitive price. We then prepare the PRTB form
  • Upon signing of all the documents, the Utility Bills are all transferred over into the name of the tenants
  • We will then post the documentation out to the Landlord along with a cheque for the remaining funds or transfer the funds directly.
  • For a let only service the landlord will be charged once again to find a Tenant.
  • We will inspect the property during the year to ensure that the tenant is mainting the property to our satisfaction. If for some reason they are not, we will issue them with a verbal or written warning.
  • When the Tenant notifies us that they wish to leave, we will organise an appointment with them to view the Property. At this time we will do a full check out ensuring that the property is handed back to us in the same condition that it was given to them.
  • If the Tenancy is terminated by the Tenant before the lease is completed, the deposit is non refundable to them. We will advertise your property and find you a new tenant at no extra charge within that year through the full Property Management Service.
